1. Finding an Apartment: Sahibinden vs. Emlakçı

When searching online portals (most notably sahibinden.com or hepsiemlak), you will encounter two primary types of listings:

  1. Sahibinden (Directly from Owner):
    Rentals posted directly by the homeowner (ev sahibi). If you close a deal here, you pay zero agent commission. However, landlords who post directly often require extensive references or an official guarantor (kefil).
  2. Emlakçıdan (From Real Estate Agent):
    Listings managed by a licensed real estate broker (emlakçı or gayrimenkul danışmanı).
    • Standard Commission: Under Turkish consumer law, the legal real estate brokerage fee is a maximum of 2% of the annual rent + VAT (KDV). In everyday practice, agents commonly ask for one month’s rent + VAT. Always clarify this before visiting properties.

2. The 3 Financial Upfront Costs

When signing a lease in Turkey, prepare to pay the following upfront:

  • Never sign an undated (tarihsiz) undertaking! Some landlords leave the date field blank so they can fill in any date later if a dispute arises.
  • If you must sign it to secure the flat, ensure the execution date (tanzim tarihi) is distinctly dated after the contract signing date, and consult a bilingual Turkish legal attorney before committing.

Emlakçı:         Aylık aidat 650 lira. Bina temizliği, merdiven aydınlatması ve kapıcı hizmeti dahildir.
                 (The monthly dues are 650 TL. Building cleaning, staircase lighting, and caretaker service are included.)

Sarah:           Kira bedeli aylık 25.000 lira yazıyordu. Depozito olarak kaç kira bedeli talep ediliyor?
